[X] air movers deployed across the affected area, sized per IICRC S500 guidance with additional units for cabinetry, closets, and obstructed areas. Quantity reflects the Class [X] loss conditions and the surface area requiring evaporative airflow. Placement adjusted during daily monitoring as materials dry. Verify air mover ratios and class definitions against the current published edition of IICRC S500.
F9 Notes
Copy-ready documentation frameworks for property insurance estimates, written by claims professionals and organized by trade.
An F9 note is the line-item explanation an estimator adds to document what was done and why — turning a list of charges into a record that explains itself. Learn more

The example F9 notes are starting frameworks, not finished text. They should be reviewed, edited, and verified by the professional preparing the estimate before being attached to any claim.
Daily monitoring
Daily moisture monitoring performed by a certified technician. Readings recorded for affected materials, unaffected reference materials (dry standard), ambient temperature, relative humidity, and grains per pound. Equipment performance verified and adjustments made as conditions change. Monitoring continues until affected materials reach the established dry standard. Full log available in claim file.
Dumpster
Roll-off dumpster delivered to site for disposal of demolition debris. Size and number of swaps reflect the volume of demolition scope on this loss. Disposal of any contaminated materials handled per local regulations and the waste hauler's acceptance requirements. Cost includes delivery, pickup, and tipping fees.
Independent post-remediation verification performed by a third-party indoor environmental professional after completion of remediation activities. Required to confirm the work area meets the clearance criteria established in the remediation work plan before containment is removed and rebuild begins. Report attached to claim file.
Tear-off to deck
Existing roof system documented as [X] layer(s) prior to tear-off. All layers removed to the deck per [applicable IRC roofing provisions / local code amendment / manufacturer warranty requirement] for the replacement system. Overlay is not permitted given the existing layer count and substrate condition. Photos of layer count and deck condition included in the claim file. Verify the applicable IRC section in the code edition adopted in your jurisdiction; section numbers vary between editions.
Existing baseboard is in serviceable condition and can be removed in one piece. Detach and reset selected over remove and replace to preserve existing finishes where like-kind-and-quality replacement is not warranted. If material fails or is damaged during removal, line item to be revised to R&R with photo documentation.
Thermal fogging performed to neutralize residual smoke odor after surface cleaning. Deodorizer selected based on the type of combustion residue present ([protein / synthetic / natural]). Fogging is performed in sealed conditions to allow the agent to penetrate porous materials and concealed cavities, consistent with IICRC S700 guidance for odor remediation following fire loss. Verify against the current published edition of IICRC S700.
5/8" gypsum board specified to match the existing wall assembly. Original construction confirmed on site as 5/8" board via measurement of remaining undamaged drywall. Board type (standard or Type X fire-rated) should be confirmed against the existing assembly before ordering material; if the assembly includes a fire rating, the replacement must match to maintain continuity. Like-kind-and-quality replacement maintains the finish and integrity of the original wall assembly.
Two finish coats applied over primer/sealer to achieve uniform color, hide, and sheen on the repaired surface. A single coat over primer does not produce a finished appearance consistent with the surrounding area. Two coats reflect manufacturer coverage specifications and standard workmanship.
Flood cut
Drywall removed [X] inches above the highest point of moisture migration, confirmed by moisture meter readings and thermal imaging. Cut performed to expose the wall cavity for drying, inspection of insulation and framing, and removal of porous material that cannot be dried in place within the standard drying window. Consistent with IICRC S500 guidance for affected gypsum in Category [X] conditions. Verify against the current published edition of IICRC S500.
Wall painted corner to corner following drywall repair. Spot painting limited to the patch area would produce visible variation in sheen and color due to the age of the existing finish and the impossibility of blending fresh paint into a partially aged surface on the same continuous plane. Painting to the nearest natural break point is standard practice for a workmanlike finished appearance.
Ice and water shield installed at eaves, valleys, and roof penetrations per applicable IRC provisions and the local code amendment for this climate zone. Coverage at the eave extends a minimum distance inside the interior wall line as required by the adopted code, to address ice damming risk. Code requirement applies to the replacement system regardless of whether the original roof included this material. Verify the applicable IRC section, eave coverage distance, and climate-zone requirements in the code edition adopted in your jurisdiction.
